District Equities was established in 2015 when founder Steve Gaudio saw an opportunity to approach real estate differently. Building sustainable relationships that focus on the long-term success of clients and landlords alike – rather than closing another deal – became the clear focus and business model.
Before founding District Equities, Steve established his career at real estate giant JBG Smith, where he earned a reputation as an innovator and was part of a small team of specialists whose notable projects included The Louis apartments on 14th Street, The Shay apartments, and Atlantic Plumbing, quickly advancing Steve to become Vice President at 27 for DC’s largest development company.
Steve proved his ability to strike the often elusive balance between creative — sometimes nontraditional — solutions and results-driven practicality. When faced with a challenge of rebranding one emerging neighborhood, he devised an unconventional outreach strategy that included an aggressive social media campaign and print publication featuring local businesses, events, and trends. As a result, the North End Shaw micro-neighborhood was born. It would later be lauded by Travel and Leisure as D.C.’s hippest neighborhood and “go-to destination for dining, drinking, shopping and, once again, the arts."
Armed with experience and a demonstrated talent for spotting winning concepts, Steve founded District Equities to defy industry norms and prove that mixed-use projects, when managed strategically, can transform a neighborhood. His passion translates into an invested role that goes far beyond the scope of a conventional broker. He brings an unparalleled diligence and focus to his clients; that combined with a unique ability to seek and execute creative solutions through front-end guidance paired with long-term deliverables, is what sets District Equities apart and has helped catapult District Equities into the exciting arena of development work.
Combining the different skill sets of a broker and utilizing the invaluable relationships that have been built and nurtured over the years, as well as applying a definite out-of-the-box approach to development and imagining but also realizing these ideas, is what keeps Steve on his toes and District Equities engaged on the top level of its industry.
Today, District Equities provides these full-spectrum services for a unique profile of clients and carefully selected projects, where Steve’s hands-on involvement is deeply rooted in the goal of sustained success.
Steve is passionate about the possibilities of disrupting the brokerage world with his entrepreneurial mindset that shifts the focus from deal counts to longterm success and partnerships. When he's not brokering or consulting, Steve may be snowboarding, playing bass in the band NAMES, or generally causing trouble with his dog, Asher.
